A few items are needed in order for us to complete the key exchange with you, there are some variation from property to property so review your lease for the specifics to your agreement. You will meet with a representative from dash to complete any forms and exchange the keys. You can view the Tenant Welcome Package HERE
Tenant Content insurance. All tenants must provide proof of their tenant insurance, the policy confirmation page is acceptable. The landlord is not responsible for any loss, theft or damage to tenants personal items. Tenant insurance can often be obtained through your bank or current insurance provider. Alternatively, you can always contact our StateFarm insurance representative Tracey Pether at 416-304-0196, for coverage, just mention your with DASH. Sample of coverage HERE
Utilities accounts set up in your name. Tenants with additional utilities must provide proof that the account(s) has been set up in their name. The account number suffices. Please contact them directly prior to your move in and set up the accounts as of the first day on your lease. Please note that every building has a different provider however below are the contact details for the most common utility providers in Toronto. Checks. if your lease requires deposits or post dated checks for your rental payments, please have them ready and made out to DASH property Management, be sure to specify in the memo line your property and unit address as well as what it is for. Photo ID. All tenants on the lease are required to submit a copy of government issued photo ID.
Reserve the building move in elevator we recommend doing this with at least 7 days notice, through the buildings management offices, to better achieve your desired allotted time frame. You can obtain building contact info and details HERE
Review the buildings rules and regulations. This allows you to full enjoy your new home, while respecting your neighbors and representing the owner positively. Being aware of the by-laws, rules and regulations, will avoid you incurring any unknown infractions or fines. Pay close attention to move in and out procedures and pet policies.
Inspections. We will provide you with a move in inspection report. DASH will have previously done the inspection report prior to you occupying the unit however we always recommend that tenant conduct there own as well to insure all parties agree on the condition in which they received the unit. within the first week of your move in, please send your version of the inspection back to us along with any pictures you feel are necessary, so we can keep on record. We do not want to wrongly accuse tenants of preexisting damages however it is also your responsibility to supply us with documentation supporting this.
Notice to terminate your tenancy (form HERE) must be given at least 60days prior to the last day of your tenancy. The last day of your tenancy should be the last day of the month. Once we receive the form back in writing showings of your unit will commence. We request that all tenants keep their homes in suitable, tidy condition during this time as the unit will be shown to new potential renters. We will always give you notice of viewings during reasonable hours.
Reserve the building elevator for your move out. This is done through the building security and/or management of find the forms under your building address HERE.
Book movers in advance. Organize your packing and move. Store up newspaper for wrapping items, get boxes and tape. Make an overnight bag of basic necessities incase any hic-ups with the move so you’re not stranded without something important you need.
Cancel your utilities and cable, internet, phone, insurance ect for the date on your termination notice. Obtain proof of completed utilities payment and that no outstanding balance is due.
Clean and repair the unit. The unit should be return in the condition in which you received it. Often this requires a thorough cleaning, specific attention should be made to Appliances, cabinets, drawers, baseboards, blinds ect. You should address basic repairs from damages or extreme wear and tear.
Your move out inspection. Make sure all your belongings (including garbage and furniture/belongings you no longer want) have been removed from the unit. at the time of the departure inspection be ready to hand over all unit keys and Fobs. Please return the unit in the same condition which you received it, this may require you to patch and sand nail holes in the walls, have the carpets cleaned ect.
Deposits on file. If you are eligible for any deposits back, they will be returned to you in the form of a check within a week or two, after the move out inspection and key exchange. Please send us your new address so we can send it to you accordingly.

4 to 6 Weeks before moving
- Schedule your mail to be forwarded to your new address with Canada Post.
2 to 3 Weeks before moving
- Get boxes and moving supplies
- Arrange phone service at your new home
- Take unwanted items to charity and/or dump
- Dispose of household chemicals properly (old paint, caustic cleaners, etc.). Take these to the local Toxic Waste Centre
- Arrange the return of any cable TV equipment
- Complete necessary change of address forms:
- Drivers’ license, Health cards, Insurance
- Employer, Doctor, Dentist
- Magazine subscriptions and other mailings
- Memberships, insurance
- Bank accounts, credit cards, and tax office (Canada Customs and Revenue Agency)
- If necessary, do the following:
- Make travel arrangements and reservations.
- Arrange transfer of car insurance & license plates.
- Notify kids’ schools, transfer records.
- Register at new school.
- Get copies of medical and dental records; if you have pets, get copies of veterinary records.
8 to 14 days before moving
- Return borrowed items.
- Arrange connection of utilities at new place.
- Retrieve loaned items
- Arrange disconnection of utilities at old place.
- Arrange for major appliances to be moved, if necessary
- Dispose of all flammable materials.
2 to 7 days before moving
- Determine what you can bring with you if travelling by car, plane, train, or bus.
- Pack a suitcase with the clothes and toiletries that you’ll need the first day in your new home.
- Prepare “installed items” that you’re bringing (TV antenna or shelves*).
- Pack a special box with other essentials you’ll need for the first few days and marks this box “Do Not Move”.
The day before moving
- Take down curtains and curtain rods.
- Pack your personal belongings, except your alarm clock, necessary clothes, jewellry and bedding
- Empty, defrost and clean refrigerator; clean the stove.
- Keep paperwork accessible.
- Collect all keys; keep them in a safe place.
- Strip and dismantle beds.
- Clean premises that you are leaving, inspect with the landlord.
- Final walk-through: check all closets and cabinets
- If using a moving company, confirm the new address and delivery time with the driver
- If using a moving company, walk about with supervisor and sign inventory forms.
- Know how to reach your new landlord or superintendent.
Contact city/municipal offices to find out about garbage pick up, recycling facilities and local regulations and information.
* Note: Ensure your lease permits the items that you plan to install in a new place. Some leases may not permit the installation of shelving screwed into walls or TV antennas. Be sure to give proper notice; see the Provincial Fact Sheets on the Canadian Mortgage and Housing Corporation’s website for information on the notice required.

We are glad to have you stay, please let us know. As soon as the initial 1 year lease term is completed and neither party has expressed and interest to terminate the rental agreement, you lease will automatically convert to a month to month basis. Please know that the required 60days notice to vacate the unit is still required.
We can certainly run one for you. In the event you need us to run a credit report, please include your SIN and date of birth on the signed rental application. Administrative fees may apply.
If you’re interested in a unit please contact us to set up a viewing. Should you wish to move ahead with the rental process an secure the property, please fill out the Rental application (insert form), sign, and return back to us by fax or email along with your letter of employment and recent credit check. Be sure to include on the form which property, when you want to move in and the rental rate. Properties are only secured when a lease is signed and the first and last month deposit is submitted to us in the form of a certified check, money order or bank transfer.
