Frequently Asked Questions for Tenants

How do I give notice to vacate the property? How much notice is required?

Notice to terminate your tenancy (see form here) must be given at least 60days prior to the last day of your tenancy. The last day of your tenancy should be the last day of the month. Once we receive the form back in writing showings of your unit will commence. We request that all tenants keep their homes in suitable, tidy condition during this time as the unit will be shown to new potential renters. We will always give you notice of viewings during reasonable hours.

How do I get prepared for a smooth move out process?

Reserve the building elevator for your move out. This is done through the building security and/or management.

Arrange your mail change of address or forwarding through the post office

Cancel your utilities and cable, internet, phone, insurance ect for the date on your termination notice. Obtain proof of completed utilities payment and that no outstanding balance is due.

Your move out inspection. Make sure all your belongings (including garbage and furniture/belongings you no longer want) have been removed from the unit. at the time of the departure inspection be ready to hand over all unit keys and Fobs. Please return the unit in the same condition which you received it, this may require you to patch and sand nail holes in the walls, have the carpets cleaned ect.

Deposits on file. If you are eligible for any deposits back, they will be returned to you in the form of a check after the move out inspection and key exchange. Please send us your new address so we can send it to you accordingly.



How do I get prepared for a smooth move-in process?

A few items are needed in order for us to complete the key exchange with you, there are some variation from property to property so review your lease for the specifics to your agreement. You will meet with a representative from dash to complete any forms and exchange the keys.

Tenant Content insurance. All tenants must provide proof of their tenant insurance, the policy confirmation page is acceptable. The landlord is not responsible for any loss, theft or damage to tenants personal items. Tenant insurance can often be obtained through your bank or current insurance provider. Alternatively, you can always contact our StateFarm insurance rep at 416-304-0196, for coverage, just mention your with Dash.

Utilities accounts set up in your name. Tenants with additional utilities must provide proof that the account(s) has been set up in their name. The account number suffices. Please contact them directly prior to your move in and set up the accounts as of the first day on your lease.  Please note that every building has a different provider however below are the contact details for the most common utility providers in Toronto.

Checks. if your lease requires deposits or post dated checks for your rental payments, please have them ready and made out to Dash property Management, be sure to specify in the memo line your property and unit address as well as what it is for. Please know that additional fees apply if submitting cash.

Photo ID. All tenants on the lease are required to submit a copy of government issued photo ID.

Reserve the building move in elevator we recommend doing this with at least 7 days notice, through the buildings management offices, to better achieve your desired allotted time frame.

Review the buildings rules and regulations. This allows you to full enjoy your new home, while respecting your neighbors and representing the owner positively. Being aware of the by-laws, rules and regulations, will avoid you incurring any unknown infractions or fines. Pay close attention to move in and out procedures and pet policies.

Inspections. We will provide you with a move in inspection report. Dash will have previously done the inspection report prior to you occupying the unit however we always recommend that tenant conduct there own as well to insure all parties agree on the condition in which they received the unit. within the first week of your move in, please send your version of the inspection back to us along with any pictures you feel are necessary, so we can keep on record. We do not want to wrongly accuse tenants of preexisting damages however it is also your responsibility to supply us with documentation supporting this.

My lease is about to expire but I want to stay, do I have to sign another 1 year lease?

We are glad to have you stay, please let us know. As soon as the  initial 1 year lease term is completed and neither party has expressed  and interest to terminate the rental agreement, you lease will  automatically convert to a month to month basis. Please know that the  required 60days notice to vacate the unit is still required.

What if I don’t have a recent credit repot?

We can certainly run one for you. In the event you need us to run a credit report, please include your SIN and date of birth on the signed rental application. Administrative fees may apply.

How does the rental process work at Dash?

If you’re interested in a unit please contact us to set up a viewing. Should you wish to move ahead with the rental process an secure the property, please fill out the Rental application (insert form), sign, and return back to us by fax or email along with your letter of employment and recent credit check. Be sure to include on the form which property, when you want to move in and the rental rate. Properties are only secured when a lease is signed and the first and last month deposit is submitted to us in the form of a certified check, money order or bank transfer.
